PENINSULA QUALIFYING GUIDELINES
All applications for residency at The Peninsula are processed by Management. The approval or decline of your application is subject to the following:
- EMPLOYMENT/INCOME
Current local employment/income must be verified, including salary, position and length of employment. One full year’s continuous current employment/income is required. Your monthly rent cannot exceed
a 39% of your income. All applicants (other than registered full time students) must income qualify on their own. STUDENTS MUST BE REGISTERED AS A FULL-TIME STUDENT WITH ACCREDITED SCHOOL OR UNIVERSITY TO BE CONSIDERED TO QUALIFY TO RENT AT THE PENINSULA. Also, students must provide a guarantor that can meet
all of our qualifying criteria. In addition, your criminal check, credit history and landlord references must satisfactory pass under our guidelines as well.
- LANDLORD REFERENCES
At least a two-year current satisfactory rental history (or mortgage) is required. Previous landlord references are also verified.
- CREDIT HISTORY
Your complete credit status will be checked through an appropriate credit bureau. Your credit status must have at least one line of established satisfactory credit. NO UNSATISFACTORY LINES.
- IDENTIFICATION
You must provide us with a copy of a government or state issued photo I.D. (license or passport) ALL APPLICANTS with out a social security number MUST provide us with a copy of your valid visa and passport.
- CRIMINAL BACKGROUND CHECK
The use of a criminal background check improves the resident profile. Not only does it eliminate problem applicants but also it gives residents a better neighborhood in which to reside.
The Peninsula will NOT accept guarantors for lack of income (other than registered full-time students).
- We DO NOT accept guarantors for unsatisfactory criminal check, landlord, employment or credit references.
- We DO NOT accept additional security deposits or rent in advance for unsatisfactory reference or lack of references.
ALL OF YOUR REFERENCES MUST BE SATISFACTORY IN ORDER TO BE CONSIDERED FOR APPROVAL
You must also provide:
1) A copy of a picture ID (license or passport)
2) A copy of recent paycheck stubs
